Using Your Self Directed Plan
  Buying Real Estate With Debt Financing - Buy and Hold 
      1. Secure a local or national lender for your IRA on a non-recourse basis. 
      2. Locate the investment property or properties. 

3. Determine what your down payment will be. 
   Include all closing and other costs in your calculation, unless you are able to finance them. 

4. Calculate Cash Flows
   Consider a good reserve in the event of vacancies and other expenses in your decision to purchase.

5. Make the offer in the name of your IRA.

6. Complete a Buy Direction for Real Estate through Entrust of Tampa Bay. 

7. Open escrow and arrange for title insurance.

8. The Buy Direction Letter for Real Estate will instruct Entrust how to complete the purchase  on behalf of your IRA, so that loan payments will be made to the lender. 

9. The purchase is closed in the name of your IRA. An example is: 

Entrust of Tampa Bay, LLC FBO "Your Name's", IRA 
OR Entrust of Tampa Bay, LLC FBO (your) IRA Account Number # 123456 

10. All existing or new renters or lessors need to be instructed to make payments to your 
      IRA at your administrator's address.
