| Using Your Self Directed Plan Buying Real Estate With Debt Financing - Buy and Hold |
| 1. Secure a local or national lender for your IRA on a non-recourse basis. 2. Locate the investment property or properties. |

| 3. Determine what your down payment will be. Include all closing and other costs in your calculation, unless you are able to finance them. |
|
|
| 4. Calculate Cash Flows Consider a good reserve in the event of vacancies and other expenses in your decision to purchase. |
|
|
| 5. Make the offer in the name of your IRA. |
|
|
| 6. Complete a Buy Direction for Real Estate through Entrust of Tampa Bay. |
|
|
| 7. Open escrow and arrange for title insurance. |
|
|
| 8. The Buy Direction Letter for Real Estate will instruct Entrust how to complete the purchase on behalf of your IRA, so that loan payments will be made to the lender. |
|
|
| 9. The purchase is closed in the name of your IRA. An example is:
Entrust of Tampa Bay, LLC FBO "Your Name's", IRA |
